Inverness home values have dipped compared to last year, falling about 8.88% even though they remain much higher than in Cook County overall. At the same time, typical homes here, at around $874,750, are worth well over double the county’s $352,750 level. Year over year, buyers are seeing fewer options, with inventory down about 40.74% and new listings lower by 10%.
February 2026 brought a noticeable shift, with typical home values jumping 11.15% from the prior month and the median list price rising about 21.29% to roughly $1,000,000. Homes are taking longer to sell, with median days on market up nearly 98.67% month over month to 149 days, even as inventory slid 20% to just 16 properties and months of supply held at a lean 2.7.
Looking ahead to March 2026, projections point to a higher typical home value of about $918,625 and a median list price near $1,087,750, while inventory is expected to tighten a bit further to around 14 homes. Despite homes selling for about 95.09% of list price on average and none closing above asking recently, Inverness still shows as a seller’s market with a gauge of 18.
