That is more than double the $369,450 typical value in Cook County, which rose 2.63% year over year. At the same time, inventory has been cut by more than half compared with last year, down 51.35%.
In March 2026, the median list price was about $1,499,000 with just 18 homes on the market and 7 new listings. Homes spent a typical 48 days on the market, with days on market down 67.79% from the prior month but still up 14.29% year over year.
Only about 5.6% of listings saw a price drop, while roughly 36% of recent sales closed above list price and the average sale-to-list ratio was just over 1.0, all consistent with a seller’s market reading of 23 and 1.6 months of supply. Looking ahead to April 2026, the typical home value is projected to edge down to about $809,125 even as the projected median list price rises to around $1,755,000 and inventory dips slightly to 17 homes.
