Year over year, Lake Barrington’s rolling three-month typical home value has fallen sharply, down over 30 percent, even as sales activity has picked up. Homes sold have risen by about 11 percent from a year ago, while new listings have jumped more than 28 percent, signaling more movement on both the buyer and seller sides.
In the latest rolling three-month period ending in July 2026, typical home value sits around $412,000 with a median list price near $484,000, showing a gap between what sellers ask and what buyers pay. Inventory has expanded to 82 active listings, roughly 46 percent higher than last year, and months of supply has more than doubled to about 2.6 months, easing conditions compared with the much tighter market seen previously.
Time on market has changed the most, with median days on market climbing to 55 days and soaring more than sevenfold from a year earlier, giving buyers more room to evaluate options. Even so, over half of homes still go off the market within two weeks and about 18 percent sell above list price, with an average sale-to-list ratio near 98 percent, so well-priced homes continue to move.
