Inventory in Peoria County edged up in April, with about 629 active listings, roughly flat compared with a year ago. New listings also increased month over month by nearly 20 percent, while pending sales rose more modestly, signaling that buyer interest is keeping pace with the additional supply.

Contract activity picked up noticeably, as homes sold jumped almost 23 percent from March and were also higher than a year earlier. With months of supply dipping to 1.6 and staying well below the Illinois average of 3 months, conditions still lean toward sellers despite the recent rise in listings.

Pricing has been adjusting to these dynamics, with the typical home value down around 4 to 5 percent year over year even as the median list price climbed just over 2 percent. Sellers are still achieving strong results, with nearly 29 percent of homes selling above list and the average sale-to-list ratio near 97 percent, while half of homes go off the market in about two weeks and the median time to sell holds at 26 days.
