Fewer new options are arriving, as the 236 new listings reflect a drop of about 19.45% year over year, signaling that buyers are competing over a smaller pool of homes.
Pricing is adjusting to this tight-but-shifting environment, with the typical home value at about $150,000, down 0.99% from last year and 1.32% from the prior month, compared with $314,900 statewide in Illinois. Sellers are testing higher list prices around a median of $169,950, yet about 33% of listings have reduced their price and homes are selling for roughly 97.8% of list on average.
Conditions are moving quickly, as the median time on market has shortened to 27 days, dropping about 37.21% from last month and 6.9% over the year as more homes go under contract faster in this seller’s market.
