Lake Camelot’s rolling three-month numbers point to meaningful shifts from a year ago. Typical home values in this window are down compared with last year, with the median sale price falling nearly 30 percent year over year. At the same time, the share of homes selling above list has grown over the past year, now making up about one-third of recent sales.

In the latest rolling period ending in April 2026, listing prices are somewhat lower than a year ago, though the median list price has climbed over the past month.
