Bellevue is registering as a seller’s market on the current gauge, even as several indicators show softer conditions. Months of supply has risen sharply year over year, up about 86 percent to roughly two months, and homes are spending much longer on the market with the median days on market jumping dramatically compared with a year ago.

Prices in this rolling three-month window are down notably from last year, with the typical home value falling more than 60 percent year over year, while median list prices are also lower by about a quarter. Despite that pullback, the average sale-to-list ratio is just above 100 percent, suggesting that the homes that do sell are still closing near or slightly above asking.

Activity levels have slowed as well. Homes sold, new listings, and pending sales are all down roughly 40 percent from a year earlier, and no recent sales closed above list price, a shift from prior periods when a portion of homes sold over asking.
