Piatt County home values have pulled back over the past year, with the typical home value down sharply even as much of Illinois has seen prices rise. At the same time, the median list price is up strongly year over year, suggesting sellers are aiming higher than last year. Inventory has also grown modestly compared with a year ago, while the county’s months of supply is slightly tighter than the Illinois average.

Only about one in five homes are closing above list price and the average sale-to-list ratio of about 98 percent indicates buyers still have some room to negotiate.
