Inventory and contract activity in Westchester have cooled in this rolling three-month view, with active listings down more than 11 percent and homes sold falling nearly 20 percent from a year ago. Even with fewer closings, months of supply has climbed to just over three months, up sharply year over year and signaling more breathing room than last fall.
Pricing, however, has moved higher, as the typical home value is up about 7 to 8 percent compared with this time last year. At the same time, the median list price has risen at a more modest pace, suggesting sellers are not pushing asking prices as aggressively as the closed-sale data might imply.
Buyer and seller behavior is adjusting to these conditions, with the share of homes selling above list holding near 40 percent, only slightly lower than a year ago.
