Northlake’s rolling three-month data through May 2026 shows home values rising firmly compared with a year ago. The typical home value is up about 24 percent year over year, while the median list price has climbed a bit more moderately. At the same time, the number of homes sold and pending sales is down more than 30 percent from last year, pointing to softer buyer activity.

During this recent three-month stretch, inventory has thinned and buyers are seeing fewer choices. Active listings are down nearly 16 percent year over year, yet months of supply has climbed to about four months, more than doubling from a year ago as homes take longer to sell. With the median days on market now around 57 days and up sharply from last year, sellers are often waiting longer for offers even as values trend higher.

Pricing dynamics have also shifted compared with the previous year. Roughly 31 percent of recent sales closed above the list price, a lower share than last year, and the average sale-to-list ratio has edged down to just over 97 percent, suggesting buyers have slightly more room to negotiate. Despite this, Northlake is still classified as a seller’s market overall.
