Closed sales reached 88 for the month, up more than 14 percent from a year ago, even as new listings dropped about 14 percent. With months of supply at 1.9, inventory is tighter than the 2.6 months seen across Indiana, keeping conditions tilted toward sellers.

Prices are reacting to this mix of strong demand and thinner new supply. The typical home value stands around $277,000, up a little over 9 percent year over year, while the median list price is down about 10 percent from last April, suggesting sellers may be pricing more strategically to attract offers.

Homes are also moving more quickly compared with recent months, with the median days on market falling to 20, down sharply from February’s 51 days. Nearly 46 percent of listings are going off market within two weeks, and the average sale-to-list ratio has inched up to about 99 percent, with roughly one in five homes now selling above list price.
