Clark County currently leans toward sellers, with the market gauge at 28, even though conditions are not extremely tight. Homes are typically priced around $254,900, below the Indiana average of $273,400. Inventory is relatively limited at 464 listings, and months of supply sits at 2.8, helping keep leverage on the seller side.
Home values have softened over the past year, dipping about 2 percent year over year and more than 7 percent in the past month, while the projected typical home value for April is $244,900. At the same time, list prices are moving the other direction, with the median list price at $275,000 and up nearly 8 percent month over month.
Buyers will notice that it is taking longer for homes to sell, with the median days on market at 91, up both month over month and more than 60 percent year over year, and about 32 percent of listings seeing a price drop.
