Memphis is currently tilted toward sellers, with the market gauge signaling a seller’s market. Months of supply sit at 4.2 in the latest rolling three-month view, down sharply from 6.5 just a few months earlier. Active listings have risen to 48, yet demand is keeping pace enough to support sellers’ leverage.

Pricing shows a mixed picture when looking at the rolling three-month trend year over year. Typical home values are down slightly, about 1 percent from a year ago, but the median list price is up more than 8 percent over the same period, suggesting sellers are testing higher asking prices. Homes are generally selling close to what they are listed for, with the average sale-to-list ratio just under 99 percent and the share of homes selling above list edging above 10 percent.

Activity has picked up notably compared with last year in this rolling three-month snapshot. Homes sold are up more than 60 percent year over year and pending sales have climbed over 80 percent, while new listings have increased nearly 60 percent, bringing more options to the market. Even with median days on market at 125, much higher than a year ago, the combination of stronger sales and rising inventory supports a more active environment for both sides of the transaction.
