Year-over-year, Homecroft’s rolling three-month numbers show a mixed price picture, with the typical home value down more than 15 percent to about $257,000 even as the median list price is slightly higher than a year ago. At the same time, the flow of homes through the market has picked up, as homes sold have roughly doubled compared with last year’s rolling period.

Inventory and new opportunities for buyers have expanded sharply in this latest three-month view. Active listings are up well over 100 percent year over year and new listings have surged by more than 250 percent, while pending sales have also risen strongly, indicating that many of these new listings are being quickly matched with buyers.

Looking at how homes are actually trading, properties are currently spending a median of about 80 days on the market in the rolling three-month window, a big shift from the much faster pace seen at various points over the past couple of years.
