Marion County currently leans toward sellers, with a market gauge reading of 27 and just 2.4 months of supply. Homes are listed around $262,500, slightly above the typical home value of about $251,000. Limited inventory relative to demand is helping keep prices firm and discounts modest, with the average sale-to-list ratio near 98 percent.

Recent monthly shifts show activity picking up sharply. New listings jumped more than 25 percent from March to April, while homes sold climbed over 17 percent and pending sales rose nearly 13 percent. Even with more options coming on the market, active listings are up about 12 percent month over month and more than 16 percent year over year, suggesting buyers have more to choose from than they did last spring.

Time on market and seller leverage present a mixed picture. The median days on market has swung higher compared with last year, yet about 43 percent of homes still go off market within two weeks and roughly 16 percent sell above list price. Compared with the state overall, Marion County homes are slightly more affordable than the Indiana median and inventory is a bit tighter than the state’s 2.6 months of supply.
