Downtown Indianapolis is currently tilted toward sellers, with the market gauge at 41 indicating a moderate seller’s advantage. Homes here are significantly pricier than in the broader city, with a typical home value of about $360,000 compared to $240,000 across Indianapolis. Despite that premium, values have held flat over the past year, while dipping 3.49 percent in the last month.

Supply and demand help explain this balance. Inventory sits at 90 homes, up 4.65 percent month over month and 7.14 percent year over year, while there were only 47 new listings in February, down more than 43 percent from last year.
