Southeast Indianapolis currently leans toward sellers, but conditions are less intense than in recent years. Months of supply has climbed to about 4.4 months in this rolling three-month period, well above the broader Indianapolis level of 3.6 months. Homes still move at a moderate pace, with a median of 24 days on market.
Price trends over the past year show values moving higher even as the pace cools. The typical home value is up nearly 9 percent year over year, while the median list price has jumped more than 20 percent over the same period, signaling stronger seller expectations. At the same time, the share of homes selling above list has dropped to under 10 percent, down sharply from levels above 30 percent seen in 2024.
Activity measures point to a market where buyers have more options but sellers face less certainty. Active listings are roughly flat compared with a year ago, yet homes sold are down about 18 percent and pending sales are off more than 30 percent, suggesting some buyers are pausing or taking longer to decide. New listings, however, are up more than 30 percent year over year, adding fresh choices for those still shopping.
