Several trends help explain why conditions lean toward sellers. Compared with a year ago, new listings over the rolling three months are down more than 20 percent, and active listings are also lower, limiting options for buyers. Homes are selling much faster than a year ago, with median days on market cut roughly in half to just two weeks, and nearly half of listings go off market within two weeks.
