Inventory in Jay County has tightened noticeably, with active listings down more than 20 percent from both last month and a year ago. At the same time, contract activity has held up, as homes sold are up nearly 30 percent year over year and pending sales have climbed more than 30 percent from last August.
Pricing is adjusting under this pressure, with the typical home value down nearly 18 percent year over year and the median list price cut by more than half compared with last August. Sellers are also seeing fewer bidding wars, as only about 9 percent of homes sold above list price in August and the average sale-to-list ratio has slipped to just over 92 percent.
Time on market has lengthened, with the median days on market jumping to 26 days, up sharply from July and slightly higher than a year ago. Even so, months of supply sits at roughly 2.3 months versus 2.8 months statewide in Indiana, which still points to a modest edge for sellers while giving buyers more room to negotiate on price.
