Martin County home prices have moved down compared with last year, with the typical home value in June at about $186,000, a double‑digit decline year over year. Inventory moved the other way, with active listings up more than 20% from a year ago and months of supply higher by nearly 50%. Even with these shifts, conditions still lean toward sellers, reflected in a seller’s market reading on the local gauge.

Looking at June on its own, the market shows a mix of cooling prices and lively listing activity. Median list prices jumped strongly from May, rising more than 35%, while the number of new listings surged from just one in May to 11 in June. Homes are also turning over faster month to month, with median days on market dropping from 54 in May to 27 in June, and months of supply easing from 5.7 to 4.9.

Compared with Indiana overall, Martin County homes are more affordable, with local prices well below the state median of roughly $289,000, yet buyers here are seeing more inventory relative to demand than the state’s 2.6 months of supply. At the same time, sellers are facing a lower average sale-to-list ratio around 91%, and no sales closed above list price in June, signaling that pricing strategy matters.
