Year-over-year, Rush County’s typical home value has climbed sharply, rising more than 20 percent even as Indiana as a whole has seen only modest price gains. At the same time, inventory has expanded, with active listings up by double digits from last year and months of supply increasing to 4.2, moving conditions closer to balance than the tighter 2.5 months seen statewide.

In the latest May snapshot, the typical home value sits around $206,830 while the median list price is slightly higher at about $217,127, hinting that sellers are still pricing with some ambition. However, that list price is down notably from a year ago, and buyers have a bit more room to negotiate, as the average sale-to-list ratio is just under 100 percent.

Momentum has been mixed on the activity side, with homes sold down more than 25 percent from last year even as pending sales are only slightly lower and new listings have slipped just a bit. Homes are taking longer to sell than a year ago, with the median days on market now 38, yet more than a quarter of recent sales closed above list price, pointing to selective competition for well-priced properties.
