Year-over-year, Rush County’s typical home value in June 2026 is down sharply, falling more than a third even as Indiana as a whole saw prices edge higher. At the same time, median list prices in the county are up around 11 percent from last year, signaling a gap between what sellers are asking and where closed sale prices are landing.

In the latest monthly snapshot, 17 homes sold in June, up roughly 29 percent from a year ago, while pending sales climbed about 27 percent. New listings, however, dropped more than half year-over-year, and months of supply is down compared with last year, reinforcing the county’s seller’s market label even as prices soften.

Conditions on the ground show buyers taking longer to commit, with median days on market stretching to 128 days, a steep jump from both last month and last year. Only about 6 percent of recent sales closed above list price and the average sale-to-list ratio sits just over 93 percent, giving some buyers room to negotiate even in a low-inventory environment.
