Inventory in Butler County has been building, with active listings up about 14% from last month and nearly 11% higher than a year ago. New listings are also modestly higher year over year, while pending sales have slipped slightly compared with last May and more sharply from April. Homes sold are down roughly 18% from last year even after a month-to-month bump, suggesting buyers are taking a bit more time to commit.

Pricing has been adjusting as these supply and demand shifts play out. The typical home value is up a little over 4% from a year ago, but the latest median sale price is down sharply from April, indicating sellers may be accepting lower offers to get deals done. By contrast, the median list price has climbed more than 13% year over year, and the average sale-to-list ratio has edged above 96%, showing that final prices are still landing reasonably close to asking.

Conditions have moved toward a more balanced feel, with months of supply just above three, close to the statewide level, and a market gauge that still leans toward sellers. Homes are spending a median of about 15 days on the market, far faster than in recent months, and just over 7% are selling above list price. With Butler County home values sitting well below the Iowa median, both affordability and negotiation room can vary widely by property.
