Inventory in Butler County has held steady lately, with 54 active listings in September and no change from the prior month. Contract activity is picking up, as pending sales have climbed almost 92 percent over the past year even though closed sales are down about 27 percent. New listings fell about 30 percent from August but are still more than 40 percent higher than a year ago, suggesting more owners are testing the market.
Home prices are responding to this stronger contract flow. The typical home value in September reached about $280,000, up more than 70 percent year over year, while the median list price has jumped by a similar share over the same period. However, buyers are negotiating more, with the average sale-to-list ratio slipping to around 94 percent and the share of homes selling above asking down to roughly 13 percent.
Homes are taking longer to sell, with median days on market rising to 47, up sharply from both last month and last year, yet months of supply has dropped to 2.4, keeping Butler County in seller’s market territory compared with Iowa’s higher 3.4 months of supply. That tighter supply, combined with fewer sales, means well-priced homes can still draw solid interest while buyers gain a bit more leverage on terms and pricing.
