“Where do I begin with this AMAZING woman!? Let's start by saying if you have the opportunity to work with Stephanie to sell or buy your home, you should take it without a second thought. Starting from the beginning, I wasn't really sure who we wanted to sell our house through. We didn't have the best realtor when buying and I just wanted someone with more experience. I got referred to ReeceNichols by a friend who had recently sold their house and gave them a call. all I asked was that our realtor be knowledgeable, and really advocate for us (not just be motivated by a commission). Enter Stephanie. Right from the start she was answering my questions and wrapping her schedule around ours making us feel like the only clients that mattered. I could message her day or night and get an almost immediate answer. At first, we were relaxed on selling and leisurely going through the process, but turns out our move needed to get pushed up and we had to list as soon as possible. This meant painting, staging, and fixing minor things. Stephanie looks at the tiniest details and knows exactly what she is doing. We planned a mini getaway for the painters to come and do the entire basement, but due to COVID, the painters canceled and guess who came and did the job while we were away!? Stephanie. This alone merits an award and just shows how above and beyond she is willing to go for her clients. We were in constant communication and this was during the holidays mind you, so the staging and pictures needed to be done around our decorations which turned out lovely. She even used some of her personal decor for the finishing touches. Everything was clearly communicated and within a week or two, we were listed and Stephanie was hosting an open house. We got dozens of families through the door and by the end of the weekend, had multiple offers over list price!! Stephanie is a very outgoing person who can talk to just about anyone so we knew that when it came to the sales side, she would not be shy or intimidated. The negotiation period was emotionally taxing as is with most home buying/selling because both sides have expectations but Stephanie played both sides and gave all options. We were direct with what we wanted out of the deal and things we would not budge on and she took that and made the deal we wanted with minor concessions. This would not be the first headache she took on for us. The buyers were very demanding with many asks after the deal was in place that Stephanie negotiated through. So the weekend comes, we are packed, house empty, utilities shut off and we are literally in the car on the way to a new state. We get a call that the buyers no longer qualified for their loan (a complete nightmare 3 days out from close). Stephanie stayed up for 3 or 4 days straight talking with us, realtors on both sides of our new home deal and our backup offers. She really tried to take off as much stress as she could and coordinated everything. She got us back under contract within 5 days (still above list price) and set us up with a list of things that needed to be done to get back on track. It went smoothly from there and we finally closed on our home. Without Stephanie, I don't believe we would have sold our house as quickly at the price we wanted, been able to navigate the experience of losing our first buyers, or getting into our new home in our new state. She's a wonderful, genuine and honest person who knows her stuff. I wouldn't trust anyone to buy or sell a house as much as I trust Stephanie. A true organizational master that will do everything she can for you and will listen and communicate from start to finish. I don't think I could write a review that could truly capture everything Stephanie did for us, but I have to reiterate that if you are struggling or unsure of who you should have on your team when buying/selling your home, you NEED Stephanie Clapp.”
