Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).

Year over year, Leavenworth County’s typical home value is up modestly, rising about 4 percent to roughly $333,000 in April 2026. Closed sales have jumped more than 27 percent from a year ago, signaling stronger buyer activity. Median list prices are also higher than last year, up about 6 percent, showing that sellers are testing slightly higher price points.

In the latest monthly snapshot, 106 homes sold, a sharp increase of nearly 30 percent from March as the spring market picked up. Inventory has also edged higher, with active listings up about 5 percent from last month and year, giving buyers a bit more to choose from even as the market still leans toward sellers with just 1.9 months of supply. Homes are taking longer to sell than a year ago, with the median days on market now at 29, but that figure has improved from March.

Conditions continue to favor sellers overall, reflected in the county’s seller’s market designation and an average sale-to-list price just under 100 percent. At the same time, the share of homes selling above list has eased compared with earlier in the year, suggesting buyers have slightly more negotiating room. Compared with Kansas as a whole, Leavenworth County has higher typical home values and tighter supply than the state average. With these shifting dynamics, both buyers trying to secure the right home and sellers aiming to maximize their sale can benefit from an Agent Pronto–recommended real estate professional to guide them.

Learn more about what Leavenworth County has to offer.

Leavenworth County offers residents a welcoming community with convenient amenities, abundant outdoor recreation, strong schools and local services, and growing opportunities for work and family life.

Leavenworth County offers a distinct balance of historic character, military heritage, and small town ease that feels different from nearby Kansas City and Wyandotte County. The city of Leavenworth pairs tree lined streets and established neighborhoods with cultural anchors like the C.W. Parker Carousel Museum and the scenic Leavenworth Riverfront Community Center on the Missouri River.

To the south, Tonganoxie and Basehor draw residents who want newer subdivisions, community schools, and quick highway access to Lawrence and Kansas City. Outdoor time is part of daily life, from trails and camping at Clinton State Park just to the west to local greenspace at Havens Park and youth programs through Leavenworth Public Schools. Families and professionals alike appreciate how the county’s smaller communities support locally owned restaurants, seasonal festivals, and Friday night games.

Housing options range from historic homes near Fort Leavenworth to new builds in planned neighborhoods and acreage properties outside town. With demand influenced by military rotations and ongoing growth along the K 7 corridor, timing and preparation matter. Whether you are planning a first purchase, moving up, or selling a long held property, connecting early with a knowledgeable local agent through Agent Pronto can help you understand the market, price or offer with confidence, and make the most of your next move in Leavenworth County.

“I have never worked with such an amazing & honest Realtor in my life. Jason provided me with so much information I've never ever seen that much before. I truly think if I would of called him at 2am he would of answered. Now I asked him for alot of extra help. Too much truthfully but he would respond almost immediately & if I needed help with something or had a question he was on it & I never was left hanging once.
