Inventory in Miami County is relatively tight, with 159 active listings in May and only 2.1 months of supply, signaling conditions that favor sellers. Contract activity is solid, as 54 homes sold in May, up sharply from the prior month and more than 20 percent higher than a year ago, while 51 homes went under contract. New listings, however, dropped significantly from April and are down more than 17 percent year over year, which may further limit choices for buyers.

Prices are responding to this constrained supply and steady demand. The typical home value reached about $356,000 in May, climbing roughly 26 percent from a year earlier and edging up from April as well. List prices moved even faster, with the median list price jumping more than 13 percent month over month and rising modestly year over year, suggesting sellers are testing higher price points.

Homes are also moving more quickly than earlier in the year, with the median days on market falling from 49 in April to 29 in May. About one-third of recent sales closed above list price, and the average sale-to-list ratio nudged just over 100 percent, signaling that buyers are often paying at or slightly above asking.
