Year-over-year, Johnson County home values have held almost steady, with the typical home value up only slightly while the wider Kansas market saw stronger price growth. New listings are down compared with last year, and months of supply has fallen by roughly a fifth, reinforcing its status as a seller’s market. At the same time, pending sales have inched higher than a year ago, signaling steady buyer demand despite tighter inventory.

In May 2026 specifically, the typical home value was about $486,000, while the median list price sat just below that at roughly $485,000. Buyers saw more choices than in April as active listings climbed above 2,400, and homes sold also jumped more than 20 percent month over month to nearly 1,000 closed sales.

Homes are moving quickly, with a median of 8 days on market and about 69 percent going off the market within two weeks. More than half of recent sales closed above list price, and the average sale-to-list ratio was just under 102 percent, underscoring strong competition for desirable properties. With only 1.4 months of supply, conditions are tighter than in Kansas overall, where supply is closer to 2.3 months.
