Inventory in Montgomery County has inched up, with active listings rising about 21 percent over the past year and holding near 121 homes. Even with more choices, homes are moving through the pipeline, as closed sales jumped about 46 percent year over year in April. New listings, however, fell nearly 18 percent from last month, which could tighten options if that pattern continues.
Contract activity shows some mixed signals beneath the surface. Pending sales dropped sharply from March and sit about 17 percent lower than a year ago, suggesting some recent cooling in buyer commitments even as closings surged.
Pricing is adjusting to these crosscurrents. The typical home value of roughly $246,000 is down about 5 percent from last year, yet April’s median list price climbed more than 6 percent year over year and more than 15 percent from March, indicating sellers are testing higher price points. Homes are taking longer to sell than a year ago, with the median days on market at 58, and months of supply has tightened to 2.6, leaner than Kentucky overall. Only about 13 percent of homes sold above list, and the average sale-to-list ratio near 98 percent shows buyers still have room to negotiate.
