Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jul 2026).

Inventory in Acadia Parish held fairly steady in July, with about 140 active listings, up slightly from a year ago. Months of supply sits at 4.3, higher than a year earlier and below the statewide 5 months, signaling balanced conditions. Contract activity has shifted, with homes sold up sharply from June but still down nearly 15 percent year over year and pending sales falling more than 20 percent from last July.

Prices are adjusting to this mix of steady inventory and softer demand. The typical home value in July was about $197,000, up around 7 percent from a year earlier but down more than 10 percent from June. Sellers have responded by pricing more cautiously, with the median list price now roughly 13 percent lower than last year and the average sale-to-list ratio just under 96 percent.

Marketing times are easing, as the median days on market dropped from 83 in June to 55 in July, a notable improvement from earlier in the year. At the same time, no recent sales closed above list price, a contrast with prior months when a small share did. Taken together, these trends point to a neutral market where neither buyers nor sellers have a clear upper hand, and both buyers and sellers can benefit from Agent Pronto’s help in finding an agent who understands current conditions in Acadia Parish.

“First impressions are everything, & Fred made an incredible one from the very beginning. I first spoke with him over a year ago when I wasn’t quite ready to make my home-buying move. His kindness, professionalism, & genuine care left such a lasting impression that I knew I wanted to work with him again when I was ready. Fred was honest, trustworthy, & extremely informative. He never allowed me to settle for a property simply because it looked nice on the surface. Instead, he took the time to make sure I understood every detail; always had my best interests at heart. He truly went above & beyond in every way possible to ensure I got the home I wanted. He was always willing to explain things, answer questions, & provide support whenever I needed it. Made my first home-buying experience smooth, stress-free. 😇 I am sooo happy that I found Fred, & if I had to do it all over again, I would choose him every single time. Thank you for making this such an amazing experience! ❤️”

“Agent Pronto got me in touch with Patricia Halley Conaghan. She is, hands down, one of the best real estate agents around. I am in Oregon so it was long distance relationship. The property was no where ready to sell when I first listed. Many e-mails, phone calls, texts, and photos later we were able to get this property ready to sell. She lined up contractors and oversaw the work. It did not take long to sell with some creative financing. I couldn't be happier than I am with Patricia's work and support. She is AWESOME!!”
