Inventory in Monroe has been edging higher in this rolling three-month view, with about 173 active listings and 3.8 months of supply, up more than a quarter from a year ago. At the same time, contract activity has cooled year over year, as homes sold and new listings are both down more than 20 percent compared with last year, even though pending sales have only slipped modestly.

Pricing has been adjusting to this softer demand, with the typical home value still up around 8 percent from a year ago, while median list prices are down sharply over that same period. Sellers are generally pricing more conservatively, and only a very small share of homes are closing above list, even as the average sale-to-list ratio has inched a bit higher compared with last year.

Homes are taking longer to go under contract, with the median days on market jumping strongly from last year to about a month and a half, though a sizable portion still leave the market within two weeks. Even with this slower pace, Monroe is classified as a seller’s market, but the balance between supply and demand is less intense than in prior years.
