Lakeshore’s rolling three-month snapshot shows a small pool of listings with slower contract activity. Active listings are down more than 40% from a year ago to just 13 homes, while pending sales have fallen nearly 50% year over year and closed sales are down about a third.

Pricing, however, has pushed higher even as transactions have eased. The typical home value is up more than 16% from a year ago and the median list price has climbed nearly 14%, while the average sale-to-list ratio sits just under 98%.

Conditions look somewhat different from the wider New Orleans market, where prices are much lower and inventory is slightly leaner at about six and a half months of supply versus eight months in Lakeshore.
