Inventory and contract activity in Navarre’s rolling three-month window show a market that is moving but tighter than last year. Active listings are down more than 20% year over year to 31, while pending sales have climbed nearly 50%, and homes sold are up as well, indicating buyers are absorbing available supply.

Pricing has adjusted as conditions evolved, with the typical home value over the period down about 17% from a year ago and the median list price lower by around 6%. At the same time, the share of homes selling above list has risen to about one in five and the average sale-to-list ratio has inched up compared with last year, suggesting sellers who price correctly are still finding solid demand.

Market balance appears firmer than in the past, with months of supply dropping sharply from earlier elevated levels to about 4.8 months, noticeably leaner than New Orleans overall at 6.6 months.
