Year-over-year, Warehouse District home values have climbed sharply, with typical home value up 36.81 percent to about $420,000, well above New Orleans overall at roughly $373,000. At the same time, inventory is down 11.86 percent from last year to 52 homes, even as new listings have risen 28.57 percent.

March 2026 data shows buyers facing longer timelines, with homes sitting a median of 229 days on market, up 26.17 percent from a year ago and 2.23 percent just since February. Sellers are still in a solid position with a Seller's Market gauge of 37, even though the average sale-to-list ratio is about 0.97 and none of the recent sales closed above asking.

Looking ahead to April 2026, typical home values in the neighborhood are projected to edge down to about $400,250, while the projected median list price is expected to rise to around $355,500.
