In contrast, New Orleans overall has seen typical values decline by 4.55 percent, highlighting how differently this neighborhood is performing within the city.
In February 2026, the median list price in the Central Business District reached $485,000, rising about 6.01 percent from the prior month even as the typical home value slipped 5.17 percent month over month. Homes are taking much longer to sell, with median days on market climbing to 223 days, up 45.75 percent since last month and 78.4 percent compared with a year earlier.
Inventory conditions have shifted as well, with 120 homes on the market in February, up 15.38 percent month over month but still 5.51 percent below last year, and 65 new listings representing a modest 1.56 percent annual increase.
