Inventory in St. Landry Parish has eased slightly, with about 245 active listings, down a bit from last month and roughly flat year over year. Homes sold jumped sharply from the prior month, with 52 closings in April, while new listings edged up to 55, suggesting steady but not overflowing supply. Pending sales, however, dropped more than 30 percent month over month and are down notably from a year ago, signaling some cooling in the pace at which buyers are putting homes under contract.

Pricing is adjusting against this backdrop of shifting demand. The typical home value is just under $189,000, up modestly from last year, while the median list price has climbed more than 30 percent year over year to about $223,000, indicating sellers are testing higher asking prices than in 2025.

Homes are spending much longer on the market than a year ago, with the median days on market now around 90 days, even though months of supply has fallen from late-2025 highs to about 3.8 months, slightly tighter than the statewide figure of 4.7 months. Only about 10 percent of sales are closing above list price and the average sale-to-list ratio has edged down to just over 95 percent, so many sellers are still negotiating to get deals done.
