St. Landry Parish is showing fewer options for shoppers than earlier in the year. Active listings have fallen about 9% from August and are down roughly 18% compared with last year, even as homes sold have jumped more than 34% year over year. New listings dropped sharply, down about 18% month over month and nearly half compared with a year ago, which is tightening the flow of fresh inventory.
With fewer homes coming to market, supply has pulled back even though conditions still lean toward buyers. Months of supply is at 4.4, a bit below Louisiana’s 4.8 months, and noticeably lower than just a few months ago. Pending sales, however, are down more than 30% from August, suggesting some cooling in contracts after a strong summer push.
Prices are responding in mixed ways as demand and supply adjust. The typical home value is up more than 40% from a year ago, yet the current median list price is down about 12% from last month even while holding more than 13% above last year. Homes are taking longer to sell, with median days on market rising to 88, an increase of about one-third year over year, and only about 5% of sales closing above list price.
