York County home prices in May 2026 were modestly higher than a year ago, with the typical home value up about 4 percent year over year. Median list prices climbed even faster, rising nearly 8 percent over the same period. At the same time, active listings fell more than 13 percent from last May, and homes sold dipped almost 10 percent, pointing to tighter supply than a year earlier.
Looking at the latest month, conditions leaned toward sellers but showed mixed signals. The market gauge classifies York County as a seller's market, with months of supply down nearly 18 percent from last year to about three months, yet only about 30 percent of homes sold above list price and the sale-to-list ratio held just under 100 percent.
Momentum has picked up this spring, as homes sold jumped more than 50 percent from April to May and pending sales rose nearly 15 percent. Median days on market dropped from 38 in April to 32 in May, and almost 48 percent of homes went off the market within two weeks, suggesting buyers are acting quickly when they find the right place. Compared with Maine overall, York County remains more expensive, with a higher typical home value than the statewide median.
