Over the latest rolling three-month period ending in May 2026, Cape St. Claire home values are up solidly from a year ago. The typical home value has risen about 11% year over year, while the median list price is up nearly 10%. At the same time, homes are taking much longer to sell compared with last spring, with median days on market jumping more than two-fold year over year.

Recent activity shows a busier spring with more options for buyers. Active listings have inched up a bit from last year, and there are currently 51 homes on the market, with 34 new listings entering during the period. Even with more inventory and a months-of-supply figure near 1.9, conditions still lean toward sellers, and the local market is classified as a seller’s market.
