Inventory in Annapolis has expanded in this rolling three-month view, with active listings up slightly year over year and more than 300 homes on the market. New listings have also risen compared with a year ago, while homes sold and pending sales are both down from last year. Months of supply has increased sharply year over year to 3.5 months, signaling more breathing room than in the very tight conditions seen in 2024 and 2023.

Prices are showing some adjustment as supply builds. The typical home value over the latest three months is down nearly 13% compared with a year earlier, even as the median list price is a bit higher year over year, suggesting sellers are still testing higher asking prices. Homes are taking longer to sell than a year ago, with median days on market jumping from under three weeks last June to just over a month now.

Even with this extra time on the market, competition has not disappeared. Roughly a third of recent sales closed above list price, and the average sale-to-list ratio is essentially at 100%, indicating buyers are still paying close to asking on many properties. At the same time, higher inventory and slower contract flow give buyers more options and negotiation leverage than in recent years.
