Annapolis is seeing a leaner flow of homes and contracts, with 83 properties on the market and 37 new listings in February 2026. Pending sales reached 42, yet both inventory and new listings are down compared with last year, with new listings sliding by about 40 percent. Faster movement is showing up as well, as median days on market dropped month over month to 37, even though they are slightly higher than a year ago.

Prices are adjusting in response to that mix of tighter supply and slower year-over-year demand. The typical home value in Annapolis is about $595,000, notably higher than the $490,000 level in Anne Arundel County, but it has fallen more than 16 percent over the past year and about 11 percent just since January. Sellers are still seeing solid pricing power, with a sale-to-list ratio just above 100 percent and roughly one-third of recent sales closing above asking, even as nearly 23 percent of active listings have taken a price reduction.

Looking ahead to March 2026, projections point to a typical home value around $558,750 and a median list price near $678,000, with inventory holding close to 84 homes. Those figures suggest that Annapolis should continue to lean toward a seller’s market, even as buyers see more room to negotiate than in the past couple of years.
