Pasadena’s rolling three-month snapshot through May 2026 shows a pickup in activity alongside tighter supply. Homes sold are up slightly from a year ago, while new listings have fallen sharply over the same period, leaving buyers with fewer fresh options. Even with active listings down year over year, months of supply has dropped to 1.7, keeping conditions tilted toward sellers.

Pricing has softened compared with last year, with the typical home value down several percent on a rolling basis. At the same time, the share of homes selling above list is just under half of all sales, and the average sale-to-list ratio is holding a bit over 100 percent. This mix suggests buyers have gained some leverage on overall prices, but well-priced homes still attract strong offers and can command a premium.

Time on market has lengthened dramatically compared with a year ago, with the median now around a month instead of the very fast pace seen previously. Even so, more than half of homes still go off the market within two weeks, highlighting a split between quickly moving properties and those that linger. With contract activity, pricing, and speed all shifting in different ways, local expertise matters.
