Garrett County home values are up solidly from a year ago, with the typical sale price rising nearly 13 percent. Listing prices have climbed even faster, gaining about 20 percent year over year. Buyers also have more to choose from, as active listings are up just over 10 percent from last May.

May’s numbers show a busier season taking shape. Homes sold increased more than 20 percent compared with a year earlier, while new listings jumped nearly 30 percent and pending sales surged almost 72 percent, signaling strong buyer interest. Inventory has expanded to 347 active listings and about 7.7 months of supply, a higher level than Maryland overall, where supply sits near 3.2 months and prices are rising more slowly.

Typical homes spent a median of 57 days on the market in May, much longer than last year but far quicker than the triple-digit days seen earlier this spring, indicating that well-priced properties are still moving. Only about 13 percent of recent sales closed above list price, and the average sale-to-list ratio of roughly 98 percent points to buyers having some room to negotiate in this buyer’s market.
