November’s finalized data reported the typical value of a home in the city to be $1,700,000—up 2.56% over the previous 12 months. For comparison, county-level data pegged home values at $699,000 in Barnstable County for the most recent reporting period. That number is expected to float around $655,380 in December.
Chatham had 10 new listings and 16 listings that went under contract in November, decreasing the area’s total available inventory to 48—down 17.24% from the previous month. Inventory is projected to have further decreased in December.
Of those 48 active listings, 12.5% reduced their price in the month of November. The median listing price for homes in Chatham grew 79.05% from October to November, bringing the current median listing price to $1,562,250. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In November 2025, the median time for a listed property to go pending was 31 days, compared to 14 days in November 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this December.
