Inventory patterns in South Yarmouth over the rolling three-month period show thinner supply and slower closed activity than a year ago. Active listings are down a little more than 10 percent year over year, while homes sold have fallen nearly 20 percent, even as months of supply has risen to about 2.9 months.

Contract activity has softened compared with last year, with new listings and pending sales each declining by around 11 to 14 percent year over year. Even with that cooling, more than half of homes still go off the market within two weeks, and the typical property spends only about 18 days on the market in this rolling three-month view.

Prices are reacting by easing slightly from last year’s levels rather than pushing higher. The typical home value has slipped roughly 6 percent year over year and the median list price is down about 4 percent, yet about one-third of recent sales still close above the asking price and the average sale-to-list ratio sits just under 99 percent. South Yarmouth is classified as a seller’s market, but the mix of softer demand and still-firm pricing makes local expertise especially important.
