Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026 - Jun 2026).
North Reading’s rolling three-month numbers show prices edging up while activity shifts. The typical home value is up slightly from a year ago, rising about 1 percent to around $758,000, while the median list price has climbed more sharply, up about 18 percent. Inventory is also higher than last year, with active listings up nearly 28 percent, giving buyers more options than they had a year ago.
Looking at the latest rolling three-month period ending in June 2026, sellers are still in a strong position but not as dominant as in prior years. Months of supply is at 2.3, more than double year-ago levels, yet still low enough to support a seller’s market.
Activity patterns highlight a shifting balance between demand and pace. Homes are taking longer to sell than a year ago, with median days on market jumping from about two weeks to 20 days, even as more than half of listings still go off-market within two weeks. The share of homes selling above list price has dropped to about 35 percent from more than 43 percent last June, and the average sale-to-list ratio has edged just above 100 percent. Meanwhile, closed sales are down about 16 percent year over year even as new listings are up more than 28 percent, pointing to more choices but more selective buyers. In this evolving environment, both buyers and sellers can benefit from Agent Pronto’s help in finding an agent who understands North Reading’s current dynamics.

“Rosa stepped in when we were not getting anywhere in finding a suits property. Within 72 hours Rosa had several viewings booked and we had 2 offers in place. Ultimately she brokered a great deal on the perfect place to purchase. She continued to work with us throughout the process and closing. She even helped communicate with the previous agents when we needed something fixing. She is an excellent agent and great ambassador for Real Satisfied.”
“I can't thank John Dean enough for handing the sale of my home. John's knowledge of the industry and the area was exceptional. He kept me informed of all the issues and guided me with decisions that had to be made. He offered to make several trips to the house to meet and coordinate the inspections and other people that assisted me with the move. Not being available to make it to the property for various reasons being the distance and caring for a disabled husband, John saved me from having to be there. John was there to manage everything for me. If you need a professional agent, look no further than John Dean.”
“He was honest enough to direct us away from one of the homes that we looked at because of the horrible basement there. He also showed us at least 5+ homes before we settled on the one we're living in now.”
“Salish thank you for all your work. Thank you for your professionalism and patience throughout the purchase process. We are very happy we our home. She is the best.”
“We were referred to Michelle by a friend. She knows Newton and the surrounding areas; she knows real estate; she knows everyone associated with real estate, including mortgage brokers, inspectors, and insurance agents. Michelle is very professional but also personable. She has a knack for explaining markets trends and is skilled at reading the psychological aspects of an offer/counter-offer. She was extremely responsive and helped us buy an incredible house in a great location - in the hottest market in history! In short, I recommend Michelle with great enthusiasm. She is the absolute best.”
“Chris Cassidy comes across as a very honest, and approachable person. Chris was involve in selling a 2 family for me , which was caught up in the Columbia Gas crisis which occurred shortly after he listed it. The Columbia gas problem affect homes in a huge area. The property for a few months was essential not able to be sold because of the Columbia Gas issue. During this time Chris did his best to show, and the sell the property. Eventual after Columbia Gas finally fixed all the gas lines that were affected Chris was then able to find the buyer for this property. Took months, but Chris never gave up, or showed any disinterest. I plan to work with him in the near future.”
“I was recommended by a friend to call Kerry Lapiana with Prestige Homes. I am so glad I did. Kerry went up and beyond from the beginning until the end. She was always available with any questions I had and she made the offer process so easy. It didn't end there. She even took time after I closed to ask me how it was going if I needed anything additional. She went up and beyond every step of the way. I would highly recommend Kerry Lapiana and Prestige Homes to friends, family and colleagues.”
“Vicky Kustov was extremely knowledgeable of all the towns/cities we were considering and when we found the perfect house she was there to assist in the entire purchasing process and was even able to negotiate the purchase price down considerably. She was very friendly and a real pleasure to work with. She made buying a house a fun process and helped take the stress out of such an important and often times very stressful time. Overall we were extremely happy with our experience and will definitely be contacting Vicky again when we are ready for our next house!”
