Danvers currently leans toward sellers, with the market gauge firmly in seller’s market territory. Months of supply sit at about two, which is still well below what’s considered balanced. Homes also sell for slightly above asking on average, with an average sale-to-list ratio near 102 percent.

Looking at a rolling three-month view through May 2026, prices have eased a bit compared with a year ago while listing prices have edged higher. Days on market have stretched to about three weeks, much higher than a year ago, yet over 70 percent of homes still go under contract within two weeks, and nearly 58 percent sell above list.
