Active listings are down more than a quarter from a year ago, even though there are still about three months of supply, which is higher than last year. At the same time, pending sales have slipped compared with a year earlier, and closed sales are down by over a third.

Months of supply has climbed sharply from last year’s very tight levels, and the share of homes selling above list price has edged down compared with a year ago. Even with these changes, the average sale-to-list ratio is just over 100 percent, indicating many sellers are still achieving their asking prices.
