Inventory and contract activity in Charlotte, MI, are showing mixed signals in this rolling three-month view through April 2026. Active listings are down more than a quarter from a year ago, even though there are still about three months of supply, which is higher than last year. At the same time, pending sales have slipped compared with a year earlier, and closed sales are down by over a third.

Pricing is adjusting to these shifts in supply and demand. The typical home value is up nearly 8 percent year over year, yet the median list price is slightly lower than a year ago, suggesting sellers may be pricing more cautiously to attract buyers. Homes are taking around 45 days to sell on a typical basis, roughly in line with last spring’s pace, and about one in three properties is still going under contract within two weeks.

Seller leverage is softening but remains present. Months of supply has climbed sharply from last year’s very tight levels, and the share of homes selling above list price has edged down compared with a year ago. Even with these changes, the average sale-to-list ratio is just over 100 percent, indicating many sellers are still achieving their asking prices.
