Inventory in Islandview has expanded in this rolling three-month view, with active listings up more than 28% year over year and months of supply surging to about 16.6, more than double Detroit’s 7 months. Contract activity is also higher than a year ago, as pending sales have climbed roughly 22% even though the number of homes sold is down about 21%.

Pricing is reacting to this looser environment, with the typical home value around $107,000, down nearly 24% from a year earlier. At the same time, sellers are asking more upfront, as the median list price has risen over 21% year over year and the average sale-to-list ratio has slipped to about 93%, signaling more room for negotiation.

Homes are taking longer to move, with median days on market stretching to 81, more than ten times higher than a year ago, while only about 20% of sales close above list price.
