Year-over-year, West End’s rolling three-month numbers show home values have dropped sharply, with the typical home value down about two-thirds to around $30,000 while median list prices are down more modestly. At the same time, active listings have risen nearly 17 percent and months of supply has surged more than threefold to roughly 10.5 months, pointing to significantly more inventory than a year ago.

In the latest rolling period through May 2026, buyers are seeing a median list price just under $50,000 and a median price per square foot of about $17. Homes are taking a median of 29 days to go under contract, and none of the recent sales closed above asking, with an average sale-to-list ratio just under 83 percent, indicating sizable room for negotiation.

Compared with the broader Detroit market, West End’s typical home value is far lower than the citywide median sale price of about $100,000 while also carrying more supply than Detroit’s roughly seven months.
