West Village currently leans toward sellers, with the market gauge pointing to seller-friendly conditions. Even so, inventory is high, with about 25 and a half months of supply, far above Detroit’s 7 months. This rolling three-month view shows a neighborhood moving differently than the broader city.

Prices have climbed sharply over the past year, with the typical home value up more than triple year over year and the median list price rising more than 50 percent. At the same time, homes are selling faster, as the median days on market has dropped significantly compared with a year ago. Despite the price growth, the average sale-to-list ratio sits just under 100 percent, and no recent sales have closed above asking. These figures suggest sellers often achieve close to their list price while buyers may still have some room for negotiation.

Activity has cooled in certain areas, with homes sold down more than 60 percent from a year ago even as active listings have increased over 50 percent. New listings have edged lower year over year, but pending sales are up by more than a third, hinting that more deals are in the pipeline.
