Pershing’s rolling three-month snapshot through April 2026 shows some notable month-to-month adjustments, with the median list price climbing while the typical home value edged down. List prices rose more than 12 percent from the prior period, yet the typical home value slipped about 8 percent, highlighting a gap between seller expectations and closed-sale prices. Inventory also ticked up slightly, with active listings up around 5 percent and months of supply rising to 3.8.

Sales activity has been steady to stronger on a short-term basis, with homes sold holding flat month over month and pending sales jumping more than 20 percent. Homes are also moving faster, as the median days on market dropped from 15 to just 9.

Looking at the same rolling three-month window a year ago, Pershing’s typical home value is down sharply, by a little more than a quarter, even as the median list price is up more than 14 percent year over year. Market balance has tightened compared with last year, with months of supply falling significantly from prior elevated levels, and the share of homes selling above list rising to nearly 25 percent. Demand has picked up, with homes sold increasing more than a third and pending sales surging more than 80 percent compared with a year earlier.
