Grant’s rolling three-month data through May 2026 shows notable short-term shifts in pricing and inventory. Typical home values and the median list price both climbed sharply month over month, while active listings edged down slightly and new listings surged.

Homes are spending far less time on the market than a few months ago. The median days on market dropped to 47, down steeply from earlier in the year. Months of supply, however, expanded to 7.2, suggesting more options relative to the current sales pace.

Looking at the longer view, typical home values in Grant have more than doubled compared with a year ago, far outpacing the modest price growth seen across Detroit overall. At the same time, homes sold and pending sales are down sharply year over year, and active listings have fallen, pointing to fewer completed deals despite rising prices. A smaller share of properties are selling above list than just a few months ago, and the average sale-to-list ratio has inched up to nearly full asking.
