Frankfort’s rolling three-month numbers show notable shifts from a year ago. The typical home value is down more than 30 percent year over year, while the median list price has fallen by about 10 percent. At the same time, active listings have risen sharply, more than doubling compared with last year, signaling a less constrained inventory backdrop.
Looking at the latest rolling period through July 2026, buyers are seeing a median list price around $579,000 and a typical home value of about $469,000. Inventory sits at 34 active listings with 14 new listings entering the market, more than twice last year’s pace, and homes are taking a median of 23 days to go under contract.
While supply has expanded, demand is still evident, with roughly 42 percent of homes going off the market within two weeks and about a quarter selling above list price. Sellers are also benefiting from an average sale-to-list ratio just over 103 percent, up nearly 10 percent from a year ago, even as only four homes sold in the latest period. With months of supply jumping significantly year over year to 18.4, conditions lean more neutral and give buyers more options and time to decide.
