Gladwin County currently leans toward sellers, with the market gauge at 37 but no longer at the extreme seller advantage seen last year. Months of supply has climbed to 5.1, up sharply year over year and well above Michigan’s 2.9 months, giving buyers a bit more room to negotiate. Typical home values are still about $199,000, up over 12% from a year ago, so price growth has cooled but not disappeared.

The median days on market has surged to 113, far above last year and much slower than the fast-paced conditions common in 2025, and only about 17% of homes are selling above list, with an average sale-to-list ratio near 96%.
