Gladwin County currently leans toward sellers, with conditions still tilted in their favor. The market gauge reads 41 and is labeled a seller's market, yet signs of easing are visible. Months of supply has slipped to 4.3, down from last month but higher than Michigan’s 2.9 months, pointing to more options for buyers than in many parts of the state.

At the same time, pending sales are down more than 18 percent from last year and the median days on market has stretched to 43 days, indicating buyers are taking more time.
