Grand Traverse County currently leans toward sellers, with a seller’s market gauge reading of 39. Inventory is moderate at 4.4 months of supply, higher than Michigan’s 2.9 months but still below a true buyer’s market. A typical home value of about $402,000 sits well above the state median of roughly $294,000.

Recent pricing shows mixed signals for buyers and sellers. The typical home value is down nearly 11% from last month and about 10% lower than a year ago, while the median list price has climbed more than 12% year over year. At the same time, the average sale-to-list ratio is just over 99%, and around 21% of homes are selling above list price, indicating that well-priced properties still draw strong interest.

Activity has picked up month over month, with homes sold jumping about 28% and new listings rising more than 26%, even as both remain below last year’s levels. Homes are also moving faster, with median days on market dropping from 63 in March to 42 in May and more than half going off the market within two weeks. With active listings slightly below last year but supply higher than the state overall, conditions feel more balanced than in the recent past.
