Homes are priced well above the Michigan typical value of $259,500, with a typical home value of $412,340. Inventory sits at 419 homes, giving buyers some choices but not an abundance.
Prices have been climbing, with typical home values up 7.1% month over month and 0.57% year over year, while the projected value of $426,010 suggests only a slight additional rise next month. Sellers are still achieving strong pricing, as the average sale-to-list ratio is 0.97 and about 12% of homes sell above list, but a price drop share of roughly 15% shows that overpricing can backfire.
Conditions have tightened compared to last year, as inventory is down 19.42% year over year and months of supply is at 3.6, yet buyers are taking longer to commit, with median days on market jumping to 92 days, up more than 31% month over month and nearly 28% year over year. New listings fell about 15.66% year over year and pending sales are down 28.9%, pointing to slower overall activity despite higher price levels.
