Grand Traverse County is showing a neutral housing market right now, with conditions balanced between buyers and sellers. Months of supply sits at 4.3, close to an even market and up notably from a year ago. Homes are taking longer to sell, with the median days on market rising to 45 and more than doubling year over year.
Pricing trends help explain this balance. The typical home value in July reached about $473,000, up modestly from a year earlier and higher than the Michigan statewide median of roughly $299,000. At the same time, the median list price climbed nearly 13 percent year over year, while the share of homes selling above list dipped to about 13 percent and the average sale-to-list ratio held just under 99 percent, signaling sellers still have leverage but buyers are gaining room to negotiate.
Supply and demand are adjusting as the market settles. Active listings rose about 5 percent annually to nearly 1,000 homes, even as new listings slipped slightly and pending sales fell nearly 12 percent compared with last year, pointing to slower buyer activity. Homes sold were down a bit year over year, reinforcing the shift away from the very fast-paced conditions seen previously.
