Grand Traverse County currently leans toward sellers, with the market gauge at 36 and conditions tighter than the statewide picture. Months of supply sits at 4.4, notably higher than Michigan’s 2.8 months, which gives buyers a bit more breathing room than in many other parts of the state. Even so, limited inventory relative to demand is still supporting sellers’ negotiating power.
Prices show a mixed pattern, with the typical home value around $428,790, down slightly compared with a year ago. Listing strategies have grown more ambitious, as the median list price has climbed more than 20 percent year over year and nearly 9 percent since May. Activity is picking up into early summer, with homes sold up almost 24 percent month over month and pending sales rising more than 27 percent over the same period.
Buyers are seeing homes move more quickly, as the median days on market fell from 66 in March to 36 in June, and over 41 percent of properties now go off the market within two weeks. At the same time, seller leverage is evident, with about 28 percent of sales closing above list price and the average sale-to-list ratio just under 100 percent.
