Year over year in June 2026, Hillsdale County’s typical home value dipped slightly while the median list price fell more sharply. Active listings edged down compared with last June, even as homes sold and pending sales both increased. Months of supply dropped significantly over the year, reinforcing its status as a seller’s market.
Looking at June’s numbers more closely, the typical home value was about $239,000 and the median list price was a bit lower at roughly $227,000. Inventory sat at 201 active listings with 2.9 months of supply, and homes spent a median of 59 days on the market.
Sales activity has picked up recently, with 53 homes sold in June, up more than a quarter from May, and pending sales also rising. At the same time, new listings declined both month over month and year over year, tightening choices for buyers. A growing share of properties sold above list price, and the average sale-to-list ratio in June was just over 98 percent, showing sellers are still achieving prices close to their asking. Compared with Michigan overall, Hillsdale County has lower home values and similar months of supply, giving local buyers a somewhat more affordable entry point.
