Hillsdale County home values have climbed notably over the past year, with the typical home value up more than 20 percent. Median list prices are also higher than a year ago, though the year-over-year gain is more modest. At the same time, homes are taking much longer to sell than last May and the months of supply has increased sharply, signaling more balance between buyers and sellers.

In the latest May 2026 snapshot, the median sale price sits around $272,000, a bit below Michigan’s statewide median of about $294,000. Inventory has inched up to just over 200 active listings, with four months of supply locally compared with about 2.9 months across the state, indicating relatively more options for Hillsdale County buyers.

Sales activity has cooled despite the higher prices, with homes sold and pending sales both down more than 20 percent year over year. Only about 15 percent of properties are closing above list price now, and the average sale-to-list ratio has edged just under 100 percent, suggesting fewer aggressive bidding situations.
